Business Owner: Dan
Dan graduated from Ball State University as an Entrepreneurship Major in 2011 and with an MBA in 2013. Dan purchased his first rental property his sophomore year at BSU, and started The Campus Edge his senior year. Apart from Dan's passion for investing in real estate and property rehabs, Dan enjoys water skiing & wake boarding, camping with friends and family, working (playing) on his hobby farm in Yorktown, and he is a competitive three-day-event horse rider.

Property Manager/Financial Administrator: Melissa
Melissa started with The Campus Edge in the fall of 2021. She brings many years of valuable management experience to Campus Edge. Her attention to detail, friendly professionalism, and commitment to excellence ensures Campus Edge offers Best In Class service to each of our valuable residents!

Maintenance Supervisor: Curt
Curt has worked for The Campus Edge since October 2024. Curt worked the last 20 years as the Maintenance Manager at Paws Inc here in Muncie. His attention to details allows for him to make sure all requests are handled quickly and efficiently.

Lead Maintenance Technician: Jason
Jason has worked for Campus Edge since 2011 and knows more about each property than anyone else! Jason is a Certified Apartment Maintenance Technician through the National Apartment Association, and he has his EPA/CFC and R410A certification through the Indiana Apartment Association. Jason is responsible for leading our maintenance team, and he handles the majority of on-call maintenance requests. Jason enjoys spending time with his family, working with electronics, and is actively involved with his church.

Ian joined Campus Edge at the beginning of 2020. Ian helps maintain our properties and address any service requests. Ian boasts a wide variety of skills and is a big asset to Campus Edge. In his free time, Ian enjoys spending time with his wife, hiking, and board/card games.

Caleb works part-time with our maintenance team while attending Ball State University.

Ross has been a leasing intern at Campus Edge since October of 2022. Ross will graduate Ball State with a Property Management degree in the fall of 2025.

The Campus Edge, LLC is a local property management company that specializes in off-campus student housing around Ball State University in Muncie, Indiana. The company was founded in 2011 by Dan Kreitl as part of his capstone business plan project to graduate from Ball State's nationally ranked Entrepreneurship Program. The company has grown from a single BSU rental house that Dan lived in while renting to friends, to its current size of hundreds of beds around campus. Offering a new level of innovative property management services to meet the specific needs of 21st century college students is a key to the success of The Campus Edge. The portfolio of properties range from 1-3 bedroom apartments, and 1-7 bedroom houses, most of which are within walking distance of Ball State University. The future of the growing company is bright as it actively seeks to acquire new investment properties that meet the standards of The Campus Edge, LLC.
